Savannah's HOA is actively involved in the community and coordinates many neighborhood clubs/classes and special events. From the Activities Director to the property manager and dedicated staff, the HOA is here to maintain the beauty of your community and encourage family fun!
When a home is purchased in Savannah, it is automatically subject to documents filed on record in Denton County, Texas. All property owners in Savannah are members of the HOA as membership is mandatory.
The HOA establishes community rules, regulations, and building standards. It is also responsible for enforcing these rules and regulations. The purpose of these rules is to enhance the quality of life for all of Savannah's residents and to protect property values and investments. Some examples of the community rules are: “all lawns must be kept neat and mowed; houses must be kept in good repair; no inoperable vehicle can be parked in the street or driveway; no boats, RV’s, etc. can be parked or stored except for homes with rear entry garages (corner lots are the exception)”. Some examples of the building rules: “all fences must conform with their particular village; all houses must have a two-car garage; all yards must be fully sodded to the curb and irrigated with trees and shrubs”. It’s important to remember most alterations to the exterior of your house are not allowed without written approval by the HOA. For a complete list of all the rules and regulations, please read the Declaration of Covenants, Conditions, and Restrictions (CC&Rs) A copy should have been provided to each owner at closing. You may obtain a copy under the HOA tab > Forms and Docs. The online copy allows for simple word searches to help you find exactly what you are looking for.
Savannah has outstanding facilities, ponds, parks, and special activities. In order to manage the facilities, the HOA has hired GrandManors to handle all aspects of the maintenance of the facilities, day-to-day administrative function, and coordination of all community activities with the assistance of the community’s committees.
Since opening, Savannah has maintained a full-time HOA property manager, with an office located in the clubhouse. Savannah is more than a place to live; we want to make it a way of life. This will largely be accomplished via the HOA which will constantly strive to create fun activities, parties, clubs, and social events in order to bring the community closer together. If you choose to live in Savannah to raise a family, we strongly encourage you to be active in the HOA. Please enjoy all the club facilities, parks, and ponds, but more importantly, come to the events and socials, volunteer to be a leader, and meet others in your neighborhood.

Semi-annual payments of $530.00 are due every April 1st and October 1st. There is a 30-day Grace Period, but it is ideal to ensure full payment is made before the 27th day to allow for payment processing. Dues must be current to access the pool and other amenities or to attend some HOA events. If dues are left unpaid, access cards may be deactivated until the account is current and the balance due is paid. If the account remains unpaid the account will incur fees and is eventually sent to collections. It is important to keep your mailing address updated with us to receive your bill every March and September. If you require assistance due to extenuating circumstances please call the HOA, there may be options you weren't aware of. The key is to communicate with the management staff.

In order to have any fees removed from your account, approval from the Board of Directors is required. Please submit your request via email to manager@savannahca.com. Following your submission, a confirmation email will be sent to you detailing the time and date of your meeting with the Board at their next monthly meeting. Please note that the Board’s decision regarding your request will be sent to you within 72 business hours.
